Associate Housing Conditions Inspector

We welcome expressions of interest from experienced housing officers, property inspectors and surveyors for self-employed assignments in London and surrounding areas. You’ll visit occupied homes, investigate conditions within your competence and capture evidence using Awaab Comply.

Assignments are offered as work becomes available, based on location, experience, training and client requirements. Joining the network does not guarantee work or a minimum volume of assignments.

Flexible assignments

Fees agreed per inspection or per day, depending on the assignment. Rates and any agreed expenses are confirmed before you accept work.

Practical support

Appointments are normally arranged by our team. Administrative and app support are available, with Simon Redfearn available for surveying queries.

What you’ll do

  • Attend agreed appointments and inspect residential properties for damp, mould and wider housing hazards within the scope of the instruction and your competence.
  • Capture clear photographs, measurements, observations and relevant information provided by residents using the app.
  • Use the supplied inspection equipment appropriately and maintain complete, accurate records.
  • Recognise issues requiring urgent escalation or specialist assessment and raise them promptly through the agreed process.
  • Check the generated report for accuracy and completeness the same day wherever possible, promptly flagging errors or corrections.
  • Communicate respectfully with residents, including people who may be distressed or vulnerable, and handle their information confidentially.

Fast reporting, with professional judgement

The report is generated and submitted automatically when you complete the survey. Your responsibility is to check that the findings, evidence and generated content accurately reflect your inspection. Administrative completeness checks and app support are provided; these do not replace your own review or professional judgement.

What you’ll bring

  • Relevant experience of property inspections, housing conditions or building defects.
  • A sound practical understanding of the conditions you assess and when to seek specialist advice.
  • Careful evidence capture and clear written communication.
  • Confidence using a smartphone or tablet and willingness to learn the Awaab Comply workflow.
  • Reliability, good organisation and a respectful approach to occupied homes.
  • Your own compatible smartphone or tablet and the ability to travel to accepted assignments.

Desirable experience

  • HHSRS training.
  • Damp, mould and condensation training.
  • Social housing or local authority inspection experience.
  • Experience recording measurements, diagnosing defects or preparing schedules of works.

A surveying degree or professional membership is not the only route into this opportunity. We consider relevant practical experience. Some assignments require specific training, qualifications or experience before allocation.

Equipment, location and support

Inspection equipment is normally provided. You’ll use your own compatible phone or tablet, with guidance on the app and assignment requirements. Tell us your base postcode, preferred areas and travel radius. Work beyond London and surrounding areas is considered individually, with any travel arrangements and expenses agreed in advance.
